EXPERIENCE QUALIFICATION:
Experience with commercial (non-residential) HVAC and/or electrical systems. Experience should include one or more of the following: design, construction, installation, operations and maintenance, testing and balancing, building automation temperature control systems, inspections, and troubleshooting operational issues. Must have an active role with a minimum of three projects (50,000 s.f. per project).
MAIN DUTIES:
Project assignments include all aspects of the Cx process for new construction from design, construction, and through warranty phases of a project including development of Cx Plans and specifications, design reviews, perform site observations documented field observation reports, review and verification of the TAB report, development and verification of the functional performance testing procedures, final Cx reports and review of closeout documents. Additional assignments may include existing building commissioning, ASHRAE Energy Audits, and monitoring-based commissioning services. Must be capable of working on several projects concurrently, Will utilize web-based Cx software program for tracking design/construction/acceptance testing issues. Able to communicate clearly and concisely the issues identified with others (owner, contractor, and MBP team members). Performs quality assurance on project sites including monitoring of the installation of construction materials. May assist in development of energy cost savings opportunities. May provide lead role in small to mid-size projects and/or leading a component(s) of the Cx process on a large project.
ADDITIONAL DUTIES:
Expand on training and professional development, introduction to marketing activities including involvement with professional associations, and active participation in company initiatives. Work closely with the Cx Project Manager.
EDUCATION/KNOWLEDGE:
Minimum of two years HVAC or electrical technology degree from an accredited community college or equivalent level of knowledge attained through practical work experience in addition to the minimum experience qualifications defined above. Certification(s) from applicable organizations, such as ACG, AABC, AEE, NEBB, etc. are preferred but not required. Prefer the team member be familiar with the Cx process.
SKILLS AND ABILITIES:
Able to relate technical knowledge to a non-technical audience. Must be proficient in reading/understanding construction drawings and specifications and also have a basic understanding of a variety of HVAC and/or electrical systems. Skills and abilities should include two or more of the following: Able to identify and clearly document design/construction conflicts with other trades; identify and clearly document mechanical and/or electrical construction deficiencies and derive recommended solutions from past experiences; troubleshooting of building automation temperature control systems. Proficiency with Microsoft Office software programs including Word, Excel, PowerPoint and Outlook. Must work within budgets. Physical abilities include but are not limited to: lifting/carrying 20 pounds (occasionally), climbing stairs or ladders, looking up/down, negotiating construction sites while walking extensively, bending, stooping, and kneeling. Ability to travel (20% or less).
GUIDANCE/RESPONSIBILITY:
Ability to work independently, seeking guidance and direction periodically when required.
SUPERVISORY:
May supervise Cx Interns/Co-Ops or Cx Technicians or support staff on individual project assignments.
